|On September 22, 2015, the City Council approved a Professional Services Agreement with Rincon Consultants, Inc. to prepare an Initial Study and other related technical studies for what was then known as the Indus Project on the northerly side of Red Barn Court at Fairfield Ranch Road. The project included the development of a 100,300-square-foot warehouse building on a vacant site. The cost of these services was borne by the proponents of this development.
On August 2, 2016, the Chino Hills Planning Commission adopted the Mitigated Negative Declaration (MND) and Mitigation Monitoring Measures associated with this development, and approved Site Plan 15SPR01 allowing development of the proposed building on a 4.87-acre vacant site. The applicant was Newcastle Partners and the owner was Indus-Chino Hills LP. Since that time, the applicant has changed to HGN Chino Hills, LLC.
On September 13, 2016, the City Council adopted Resolution No. 2016R-041 approving Site Plan 15SPR01, along with Conditions of Approval requiring installation of certain public street improvements on Red Barn Court and Fairfield Ranch Road. The plans for these improvements have now been reviewed and approved by the Engineering Division of the Public Works Department.
The applicant’s engineer has prepared an improvement cost estimate and they have submitted Improvement Bonds covering this work as previously noted.
