TRACT MAP 16413 (VILA BORBA), LOCATED SOUTHWEST OF BUTTERFIELD RANCH ROAD AND PINE AVENUE
Approve Tract Map 16413 consisting of a 19-unit single-family residential development and authorize its acceptance.
Approve and authorize execution of the Subdivision Improvement Agreement.
Authorize acceptance of the following improvement securities:

Domestic Water (Performance)
Domestic Water (Labor/Materials)
Recycled Water (Performance)
Recycled Water (Labor/Materials)
Off-Site Storm Drain (Performance)
Off-Site Storm Drain (Labor/Materials)
Accept deposit to set monuments in the amount of $10,625.
Authorize the City Clerk to cause Tract Map 16413 to be recorded.
On April 25, 2006, the City Council approved Tentative Tract Map 16413, known as the Vila Borba project, which is located southwest of Butterfield Ranch Road and Pine Avenue. Subsequent to the entitlement approval, CalAtlantic (Applicant) acquired the project from Mary Parente Borba, who was the original applicant for the project. The approved project is for the construction of 19-unit single-family detached homes.
The applicant has completed the Final Map review process and all applicable conditions have been met as recommended by the corresponding departments of the City of Chino Hills. With the acceptance of the Tract Map and payment of the taxes, the map will be recorded. If the City Council finds that the map conforms to all required conditions of approval and the applicable requirements of the Subdivision Map Act and Chino Hills Municipal Code, the City Council is required to approve the map pursuant to Section 66458 of the Subdivision Map Act.

ENVIRONMENTAL (CEQA) REVIEW:
An Environmental Impact Report (EIR) was completed and adopted for the project on April 25, 2006, by Resolution Number 06R-19, and was pursuant to the California Environmental Quality Act (CEQA) Guidelines and the City of Chino Hills Local Procedures for Implementing CEQA. This action of approving the Final Map is a necessary action included within the scope ot that EIR and is not subject to review under CEQA because it is a ministerial action.
There is no fiscal impact associated with this agenda item.
